What is Environmental Assessments?
Environmental site assessments evaluate whether a property has been contaminated by past activities. In the United States, property owners can be held responsible for cleaning up contamination even if they did not cause it. Environmental assessments protect you by identifying problems before you take ownership. Phase I Environmental Site Assessments involve records review, site reconnaissance, and interviews to identify recognized environmental conditions. Phase I studies do not involve sampling or testing. If Phase I findings suggest potential contamination, Phase II assessments involve actual sampling of soil, groundwater, or building materials to determine whether contamination exists and its extent. For manufacturing sites, environmental assessments are particularly important because industrial properties often have histories of activities that can cause contamination. Even properties that appear clean may have underground storage tanks, chemical storage areas, or other conditions that require investigation.
